8) Question: “I’ve got this guy who says he’ll do it a lot cheaper. Why does it cost so much to fix my house?”

Answer: It doesn’t as long as you don’t mind doing it wrong the second time. Cost is a function of scope. Scope is a function of experience. Repair proposals will always differ in scope. Treating the symptoms without curing the disease is a complete waste of time and money. Too often some guy comes behind me and says “all you need is a fresh coat of elastomeric paint” which is perhaps the most shortsighted comment ever made. There is absolutely no problematic water intrusion issue which can be cured by fresh paint. All paint will do is mask the symptoms till it starts raining again. Those that don’t know what the problems are really all about, don’t know how to fix them properly and consequently don’t know how to price the repairs correctly.
